It is almost always possible to have a prefabricated house build. Although the components of the house are made in advance in a production facility, it is very easy to design personalising to your own taste.

At Ripstaal, we use the steel frame construction technique to build prefab houses. This can be used to build large quantities homes (e.g. terraced houses), but also for unique homes with a character all their own.

The prefabricated steel structure forms the basis of the building, with the possibility of cladding the walls with a variety of materials. Thus creating a sleek and modern house by prefabricatedbut also an atmospheric home with its own unique look. Whichever style you choose: prefabricated construction is fast, effective and also cost-saving.

Prefab Villa

Like a normal villa, a prefabricated villa is spacious on a large plot of land with plenty of space around it. The villa is delivered to the building site in elements, after which it can be assembled quickly and effectively

Prefabricated detached house

A prefabricated detached house, like the prefabricated villa, is delivered to the building site in elements. This form of construction is a lot cheaper than regular housing construction and can be used for private projects as well as for large-scale (new construction) projects.

Prefabricated semi-detached house

The prefabricated semi-detached house falls exactly in between the detached house and terraced house. All the advantages of prefabricated house construction are combined with shared costs for both houses such as the common wall and roof. Perfect for a generation house.

Prefabricated terraced house

The prefabricated terraced house is often used in large-scale new construction. After delivery of the elements, the houses are quickly built, reducing dependence on external conditions such as weather. The houses are quickly wind- and watertight, allowing the project to be finished quickly. Due to the larger print run, this form of prefabricated construction is often the cheapest.

Prefab: from drawing to production

Precast construction, as mentioned, is based on Steel Framing. Production is a precise process and must be 100% calculated in advance. Therefore, we should have a Technical Drawing of your construction project. A technical drawing is usually made by an architect.

Based on the technical drawing, we can start the engineering in which the building project is analysed in terms of design and construction. Here, we determine what is needed to create a suitable steel framework for your building design.

It is therefore important to have an architect (or technical draftsman) assist you. We cannot make an offer without a technical drawing.

What is the price of a prefab house? This is a common question and depends on a lot of factors such as; 

  • Property size,
  • Level of finishing on delivery (see various options)
  • The type of kitchen or bathroom you pick,
  • Other choice of materials

What else should you know about Prefab housing construction with Steelframing?

 

Precast construction using Steel Framing is basically a way to set up the framework of a building quickly and easily. It does involve some (computational) work. The steel frame must be engineered to take the weight of the building. The frames are then drawn in a 3d drawing programme. This drawing is fed into the machine, which then turns it into custom-made cold-formed C-sections.

However, the frame of the house should be finished inside and outside. Think, for example, of cladding and roofing on the outside and, for the inside, the plumbing, electricity, wall finishing and, of course, the bathroom and kitchen. At Ripstaal Steelframing, you can choose from the following options:

 

With this option, we deliver loose profiles that have not yet been assembled. This means that you receive a kit that has to be fully assembled on site. We provide this kit with an installation drawing showing how the frame should be assembled. This allows you to quickly and easily assemble the steel frame.

If you want to save a bit more time on site, it is possible to order partially assembled frames. Here, we make complete frames that are then easily attached to each other. All frames are numbered and, based on an installation drawing, the steel frame is quickly assembled.

With this option, we not only provide complete frames that are easy to assemble. We also provide these frames with exterior cladding. This makes it possible to quickly and easily install interior pipes, insulation and a vapour control layer before completely sealing the wall.

A façade closing element is technically challenging and therefore ideally suited for construction professionals such as a contractor. With a façade closing element, we prefabricate the element in our factory and provide them with all the necessary materials. The contractor can therefore install the element in one go. Ideal for renovation projects and repurposing buildings such as converting offices into flats.

Example calculation

A prefab house is generally cheaper than one built in the traditional way.

For a standard house, you should consider a price around 170,000 euros (excluding building land) if built through regular construction method. For the same house but built through prefabricated construction method, the price is around 30 per cent lower which amounts to €127,500. Your saves in this case, 42,500 euros.
